SS13.3
Smoke Curtains – Testing, Maintenance & Certification
Smoke curtains (SS13.3) are a critical part of a building’s smoke control system. They are designed to contain and direct smoke during a fire, helping to keep escape routes clear and giving occupants more time to evacuate safely.
Our Approach
Under the New Zealand Building Act, SS13.3 smoke curtains must be inspected, maintained, and certified by an Independent Qualified Person (IQP) as part of your Building Warrant of Fitness (BWOF). At Proactive Fire, we provide full smoke curtain inspection, testing, maintenance, and IQP certification services in Auckland, ensuring your systems perform when it matters most.
- Annual IQP inspections and Form 12A certification for BWOF compliance
- Operational testing to ensure curtains deploy correctly during alarm activation
- Maintenance and repairs to motors, control panels, and curtain fabrics
- Integration testing with fire detection and smoke control systems
- QR-code inspection records for transparent council audits

Standards & Compliance
- The New Zealand Building Act 2004 and BWOF requirements
- NZ Building Code clause C – Protection from Fire
- Manufacturer specifications and international best practice for smoke curtain systems
Value Add:
- Auckland-based IQP expertise with council-recognised Form 12A sign-offs
- One stop shop for SS1–SS15 compliance, including active and passive fire protection
- Transparent, council-friendly inspection records with QR-code access
- Fewer contractors, reduced admin, and complete compliance confidence
Social Impact
Every smoke curtain we inspect helps protect evacuation routes during a fire — and every dollar of profit from that work supports charitable causes that give Kiwi children better opportunities.

We first met Tristan in April 2017 when Proactive Fire Protection were assisting in extension/alterations of the Sky City Auckland fire alarm system for the new Huami Restaurant. Tristan arranged for the Independent Inspection of this occupancy and provided the required documentation for council sign off.
Since June 2017, Proactive Fire Protection have been employed through Honeywell New Zealand to carry out monthly and annual Independent Qualified Persons inspections at Sky City Auckland, recently providing 12A certification for the Building Warrant of Fitness.
Honeywell New Zealand and Proactive Fire Protection work closely to ensure our fire alarm systems are kept operating at 100% reliability and efficiency.
As SkyCity is a prestige site requiring the highest degree of service, moral and ethical values, we have no hesitation of providing this reference.

Honeywell LtdTristan has been associated with Massey University for over 8 years as the fire alarm system supervisor responsible for the maintenance and certification of the fire services systems on our Auckland Campus.
This work includes the statutory maintenance and repairs of the full range of fire services systems installed on the campus. This included interfaces between the mechanical and access control systems with the fire services.
Tristan also coordinated the attendance of specialist subcontractors required to verify the necessary servicing of plant and equipment such as smoke extract systems.
Tristan has undertaken and arranged certification of alterations to the existing fire services systems in conjunction with our building services and construction contractors.
During this time we have received a high standard of service and have no hesitation in recommending Tristan as a fire services maintenance contractor.

Massey University — Albany CampusI first meet Tristan and his service team when I became the facilities manager of Metropolis in October 2013. We developed a good working relationship, and I found him to be of honest and ethical character.
Being an apartment complex of 39 Levels, our fire protection systems (Sprinkler and Fire Alarm) are extensive with regular ongoing testing/maintenance/alterations required. I found Tristan to be very professional and experienced at managing all our fire protection needs, and have complete confidence in his work. Of particular note was major renovation of the Penthouse in 2014. We found the hardware/firmware of our Pertronic 1120 fire alarm panel required upgrading to handle the larger amount of apartment sounders on the data loop. Tristan provided the technical brief and expertise to carry out this upgrade which has future proofed our fire alarm system.
I have no hesitation in providing this reference for any fire protection work.

Future Facilities Management Ltd.Pertronic Industries is the leading supplier of fire alarm systems and associated equipment in New Zealand and in my role with the company I have known Tristan since 2005. He has completed formal company training on installing Pertronic equipment, using both analogue addressable and conventional technologies. He has worked on a large number of Pertronic systems of varying complexities in both an installation and servicing capacity, and has liaised closely with us on resolving the occasional difficult technical issues for his customers.
As such, I consider Tristan as being thoroughly competent in the installation and servicing of Pertronic fire alarm systems of any size or configuration, and have no hesitation in endorsing his involvement with any Pertronic system.
